Who Does MTD Apply To?
Sole traders with gross income over £50,000 (from April 2026)
Landlords with gross rental income over £50,000 (from April 2026)
Sole traders with gross income over £30,000 (from April 2027)
Landlords with gross rental income over £30,000 (from April 2027)
Anyone with combined self-employment AND property income exceeding the thresholds
Partnerships (date to be confirmed by HMRC)
The thresholds are based on GROSS income (before expenses), not profit. Many people who think they’re below the threshold are actually caught when you look at the gross figure.

Making Tax Digital (MTD) is HMRC’s programme to modernise the UK tax system. From April 2026, self-employed individuals and landlords with gross income over £50,000 must keep digital records using compatible software and submit quarterly updates to HMRC, instead of filing just one annual tax return.
If your gross self-employment or rental income (or a combination of both) exceeded £50,000 on your 2024/25 tax return, you’ll be required to comply from April 2026. If your gross income is between £30,000 and £50,000, you’ll need to comply from April 2027. The key word is “gross”, that’s your income before deducting any expenses.
You need HMRC-compatible software such as Xero, QuickBooks, or FreeAgent. If you prefer using spreadsheets, these can be linked to HMRC through bridging software. We’ll help you choose the right option for your situation and get it set up.
HMRC is introducing a points-based penalty system. Each missed quarterly update earns one penalty point. Once you reach four points, you’ll receive a £200 fine. Late payment penalties also apply from day 16 after the payment due date.
